Seven O Five (705), a new hotel brand born within the TEPPE group, officially launches this Wednesday, the 18th, with an event at its first property, the 705 Porto Prime Home. We spoke with Teresa Martins, General Manager of Seven O Five, to explore the vision and challenges behind this emerging brand.
Teresa Martins joined Seven O Five in December 2023, at a crucial moment for the brand’s development. “When I started, our main challenge was bringing the properties to life, finalizing openings, and perfecting design and concept details,” she explains. Seven O Five emerged within the TEPPE group, known for its real estate development and construction expertise. “The group decided to create its own hospitality brand to manage its expansion and build internal know-how,” adds Teresa Martins.
The brand’s first two units, both located in Porto, are already in operation and mark the beginning of Seven O Five’s journey in the Invicta city. “We’re thrilled to have our first two properties up and running. This first step represents the beginning of a project designed to stand out in the hospitality landscape. What truly differentiates our brand are the people and the service, the personalization and creation of experiences from booking to check-out and beyond,” says Teresa.
705 Porto Prime Home & 705 Porto Prime Apartments
Located on Rua Faria Guimarães, 705 Porto Prime Home offers 41 serviced apartments in three typologies: studios, one-bedroom, and two-bedroom units. The property combines the convenience and privacy of a serviced apartment with personalized hospitality, including a 24-hour reception, concierge service, gym, podcast room, and breakfast delivered directly to the apartments. A highlight is its 300 m² garden featuring a coworking area, lounge, and an outdoor bar specializing in signature cocktails and a light menu centered around green tea matcha, a tribute to Nishiyama Onsen Keiunkan, the world’s first hotel, established in the year 705.
Nearby, the 705 Porto Prime Apartments, located close to Rua de Santa Catarina, features four one-bedroom apartments with fully equipped kitchens and a range of support services, including online concierge and 24-hour reception upon request. Breakfast is also available on request. Sustainability is one of the brand’s key pillars, with a paperless reception and eco-friendly practices such as towel and linen reuse and waste recycling.

Personalization and Brand Vision
According to Teresa Martins, Seven O Five’s key differentiator lies in personalized service and authentic guest experiences. “We want every detail to be designed to create a unique experience, with a strong connection to local culture,” she says.
The brand plans to expand with four more properties in Greater Porto by 2027, totaling around 400 beds. “We are investing significantly in expansion, aiming to cater to different guest segments,” Teresa explains.
By the end of 2025, the brand will open a four-star hotel with 85 rooms on Rua da Maternidade, near the Super Bock Arena. “It will be an urban hotel aimed at a younger audience, with a strong focus on its central social area featuring a bar and restaurant. We want it to be not only for guests but also for locals, bringing life to this area, which is currently quiet except for events at the Super Bock Arena and Palácio de Cristal.”
Also in 2025, another property is set to open on Rua de Santa Catarina, featuring 24 apartments, a 24-hour reception, pool, and social areas, similar to existing projects, offering guests an experience that goes beyond the apartment or room.
For 2026, two projects are planned: a local accommodation complex with three villas on Rua Anselmo Braancamp, near the city center, and a boutique hotel in Gaia, currently in the design phase. “The boutique hotel will be a space of excellence, developed with a club-style concept, more private and detail-oriented, with exceptional service and guest attention. It will be an accessible yet exclusive space where guests can truly experience and enjoy the essence of 705,” Teresa adds.

International Expansion
According to Teresa Martins, the brand continues to explore new opportunities across Portugal. “Yes, we’re actively seeking opportunities, but we don’t want to lose focus. We’re looking for properties that position themselves as destinations, in places like the Douro, where we’re actively searching, or in Lisbon and the Algarve, the country’s main tourism hubs.”
Seven O Five also has international ambitions. “We’re working toward bringing the brand to major European cities. The name 705 has a global appeal, and our communication is already in English to reflect this international ambition,” says Teresa.
Currently, the brand is attracting strong attention from Portuguese and Spanish markets, its main clientele, while also experiencing growing demand from the UK, France, the US, and Brazil. “We’re seeing a remarkable increase in bookings, and the feedback has been overwhelmingly positive,” notes Teresa.
With a total investment of €60 million planned through 2027 (including the two operational properties), Seven O Five is investing in both building rehabilitation and new construction. “Each project incorporates a restoration component, ensuring that even new buildings integrate elements that honor local history and culture,” she concludes.

Teresa Martins holds a degree in Work Psychology from the University of Porto’s Faculty of Psychology and began her career in Human Resources, always with a strong focus on the hospitality sector. Her passion for tourism and hospitality has guided her path, including a teaching position at the Porto Hotel and Tourism School. Teresa believes that dedication and a genuine passion for guest service are essential qualities for success in the industry.
After eight years with Sonae Capital and Sonae Turismo, where she was involved in opening new hotels and managing recruitment and training, Teresa pursued an MBA in Management (2012) to strengthen her leadership skills. This academic background supported her transition to hotel management, where she played a key role in launching properties under Editory Hotels, including The Artist and The House, and contributed to the Santa Apolónia project. She also served as General Manager at Porto Palácio Hotel, where she was instrumental in developing new concepts and enhancing service quality.
In 2021, Teresa embraced a new challenge by joining M.Ou.Co., an innovative cultural and hospitality project in Porto. In late 2023, she took on her latest challenge with Seven O Five, helping drive the brand’s growth and success.
